With frost holding off until around November 30, the exposed runs under older houses get a short but sharp season, and one hard night is enough to split a line the way it does over in Flemington.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

Do I need pipe insulation this far south?

On the exposed runs, yes. Twelve freeze nights still means a dozen chances for a bare line in a vented crawl or on an outside wall to fail. Foam sleeves and faucet caps are the small end of the job and they cover most of what actually breaks here.

Water heater sits in the garage. Is that a freeze risk?

The tank itself rarely freezes, but the connections above it and any line crossing the garage wall can. Keep the garage door down on cold nights and insulate the first few feet of pipe. A tank on a bare slab also runs colder, which shortens its working life.

Who owns the sewer lateral from my house?

The homeowner owns it from the building out to the connection at the public main, which usually means the entire run under the yard. A clog at the street end is still yours unless the blockage is in the main itself. Knowing where the cleanout sits makes that call much shorter.

A burst line flooded a bedroom. Will insurance handle it?

That depends on the policy language and the cause of the failure, so contact your insurance provider before anything is torn out or replaced. Take photos while the damage is fresh. The plumber's description of the failed section is often what the claim turns on.
